The State Code of Florida requires that all municipalities and counties within the state enforce the most current (5th edition, 2014, effective 06/30/15) Florida Building Code, including Building, Residential and Existing Building Codes, at a minimum. West Miami, FL, further amended the state code with additional, more stringent, provisions, including the amendments of Miami-Dade County. West Miami, FL, municipal code § 5-89.
Where food frame construction is utilized for the principal building or additions thereto, such type of building shall be constructed as follows:
(1) Minimum of two (2) inches by four (4) inches wood studs sixteen (16) inches on center;
(2) Minimum of one-half (½) inch of exterior plywood on exterior wall side of wood studs protected at their ends by not less than the required fire-resistive thickness of such wall;
(3) Minimum of three-fourths (¾) inches of solid plastic insulation meeting the minimum requirements of the South Florida Building Code; and
(4) Metal lath covered with a minimum of three-quarters (¾) inches of exterior Portland cement plaster on each side of exterior wall. Said cement shall be mixed with fire-resistive fiber of not less than the maximum requirements of said code. Lath to be attached with 6d common nails seven (7) inches on center driven to one (1) inch of minimum penetration and bent over. Plaster mix one-half (½) scratch coat and one-third (1/3) brown coat, by weight, cement to sand or as provided in the South Florida Building Code as amended from time to time.
