Existing Buildings

Existing buildings, meaning buildings that were built in accordance to code at the time of construction, typically merit extra consideration in a current updated code.

Per the Maryland Building Performance Standards (Maryland Code, Public Safety Article, § 12-501 and COMAR 05.02.07), IRC Appendix J (which provides guidance on existing buildings) is NOT adopted as part of the code.

Commercial Building Code

Frederick adopted the 2012 IBC, statewide with limitations. Note that adoptions usually come with amendments. So, it is important to review those amendments in addition to the unamended model code.

The Maryland Building Performance Standards (Maryland Code, Public Safety Article, § 12-501 and COMAR 05.02.07) follows the Maryland Building Rehabilitation Code which adopted the 2012 IEBC. Because Frederick, MD, follows the MBPS, they adopt the 2012 IEBC as well.
